Smart Asset Tagging & Data Management for the Bateson Building

AECOM, in partnership with VM3 Consulting, delivered a comprehensive Asset Tagging and Preventive Maintenance Program at the Bateson Building for the California Department of General Services (DGS).

Our Approach

  • Complete Asset Identification
Tagged all building assets that require ongoing maintenance, ensuring accurate classification aligned with DGS standards.

  • Robust Data Collection
Captured specifications, GIS locations, and detailed photographs (far shot, mid-range, and close-ups) for every asset.

  • Maximo Integration
Structured data and photos were prepared in DGS-approved templates for seamless upload into Maximo, the State’s asset management system.

  • Preventive Maintenance Framework
Developed O&M-based Job Plans, frequency schedules, and routes for key systems such as electrical panels, relay panels, and switchboards.

  • Knowledge Transfer
Delivered an Asset Management Binder containing asset lists, routes, job plans, and hierarchies to support long-term operations.

Key Deliverables

  • Asset Inventory Spreadsheet & Photo Directory

  • Maximo-ready Asset Upload Templates

  • Preventive Maintenance Data Creation & PM Forecast Reports

  • FMD Asset Management Binder with full documentation
